Most homeowners don’t really spend a lot of time thinking about the roof over their heads – until it springs a leak, and you find yourself scrambling to get a hold of your local roof repair company. Your roof is not meant to last forever, and it is only natural for it to sustain damage over time. While most roofing issues are easily fixed, there are some instances where a replacement is more practical. But how can you tell for sure?
Approximately 75% of homes in the United States are covered with asphalt shingle roofing. Even the highest-quality asphalt roof that is religiously maintained will not last forever. On average, they last between 20 to 30 years. If your roof is nearing the end of its service life, and you find yourself having to call your roofer more and more often to perform quick repairs, then it is probably wiser to consider getting a roof replacement instead.
A sagging roof is a sure sign that it needs to be replaced. Once a roof has started to sag, the damage will only get worse and more expensive to repair. Unlike other types of roof damage, a sagging roof is extremely dangerous because it can potentially cave in causing damage to the rest of your home’s structure and even injury or death.
Roofing shingles can curl in two ways: cupping, which happens when the edges of the shingles turn upward, and clawing, when the edges stay flat, but the middle starts to bulge upwards. Neither is a good sign. If you find that more than a few of your shingles are beginning to curl, then it is only a matter of time before it develops a serious leaking problem.
